New Home Construction
Modular construction uses many of the same processes used in traditional on site-building.
The steps prior to delivery of the modular are virtually the same. Get your plans, secure a building permit, then place the order for the modular. The factories are usually scheduled out 6-8 weeks. Use that time to prepare the lot by clearing trees, grading, and excavating the foundation.
Next, install a foundation. The foundation for modular home is the same as that which are used for any wood frame construction. We prefer to use Superior Walls™ foundations, but block walls, or poured in place foundations also work nicely.
When the foundation and sill plates are completed, the modular sections are trucked to the site, and assembled on the foundation by an experienced set crew using a large crane. After setting the sections in place, the crew raises the roof sections into place and completes the shingling of roof. Most homes can be set in a single day, depending on the structure and site condition. Homes that have five, six, or more modular sections may take two or more days.
The set crew is now finished and the local contractors and subcontractors can begin to complete your home. There are five categories of finish work. For more details you can explore each under the New Homes section above.
